摘 要

本文通过对河源市的各大小楼盘的的销售状况分析和客户对楼盘的要求,如何制定出正确的项目策划。首先从市场的前景和潜力进行分析房地产的发展趋势,然后分析客户群体,针对影响力重大的消费群体,和客户对楼盘的需求倾向,综合各个要素,对楼盘进行项目定位,根据要求制定一系列的营销手段,并且在各个阶段严格的执行。
通过调查分析,作者认为:市场营销中,首先需捕捉目标客户的需求,明确战略问题,才能制定出相应的营销战术策略。如果寄希望于战术层面的技巧,(如价格策略等)去解决定位等战略问题,是于事无补的。在实际工作中,房地产的营销工作也需要重视前期的策划阶段,明确各个项目的目标客户,才能准确指导产品的定位、设计、建造和销售全过程。开发商只有真正解决了营销的目标市场选择和定位等战略问题,才能制定出正确的市场营销策略。

Abstract
According to the analysis of sale volumn for various estates and request from customers in Heyuan City, this article aims for how to make a correct project plan.At first, it analyses the developing trend of real estates from the market prospect and potential, then customer communities. For the major customer community and main request for the estates, the article combines all the factors for the position of the project,make series of marketing methods on the basis of request and implement them strictly at various stages.
通过调查分析,作者认为:市场营销中,首先需捕捉目标客户的需求,明确战略问题,才能制定出相应的营销战术策略。如果寄希望于战术层面的技巧,(如价格策略等)去解决定位等战略问题,是于事无补的。
Thru the probe and analysis, the author sticks on: it is only after targeting the demand of sourcing customer,clearing the strategic issue, the related marketing tactic strategy can be planned.If all the attentions are paid to the tactic techniques(like pricing strategy ect.) for the positioning and strategic issues,it is in vain.
在实际工作中,房地产的营销工作也需要重视前期的策划阶段,明确各个项目的目标客户,才能准确指导产品的定位、设计、建造和销售全过程。开发商只有真正解决了营销的目标市场选择和定位等战略问题,才能制定出正确的市场营销策略。
Practically,to accurately instruct the positioning, designing, constructiing and selling of one product, it is very important to highlight the stage of early preparation and locking the target customer at stages for the sales of real estates.
Developers may only make correct marketing strategies after solving the issues of selection of target market, posistioning and other tactic issues.

Through investigation and analysis, the authors suggest that: marketing, the first to capture the needs of target customers, a clear strategy to develop the corresponding tactical marketing strategy. If pinning hopes on the tactical level skills (such as pricing strategy, etc.) to address strategic issues such as positioning, is ineffective. In practice, real estate marketing efforts also need to focus on early stage of planning, clear objectives, the various projects can be accurately guiding product positioning, design, construction and sale of the entire process. Developers only real solution to a marketing target market selection and positioning, and other strategic issues, the right to develop marketing strategies.
